Why does it cost 6% or 5% to sell a house?


You've been trained really well by Realtors® to accept & pay the 6% commission rate, but, did you ever stop and ask yourself where does that number come from? The 6% sales model was actually developed in the 1960s when there was no internet, Zillow, or eSignature. No Pay-Per-Click Marketing or even a fax machine anywhere in sight. In the 1960s the average sales price of an Ohio home was only $13,4001.

When my father Dave Barlow was starting his real estate company in 1998, in order to put photos on the MLS you had to shoot them with a camera, then drive to "Cord Camera" on Sawmill Road, and get the film developed. Then we would go back and pick it up the developed photos, take the photos to the office, scan them in, and then upload them over dial-up internet that took 20 minutes to upload just 1 photo.

So, how can we charge so much less? Technology!

Fast forward to today and the average Central Ohio home in 2020 sold for $265,8252 at 6% that is $15,949 paid in sales commissions on average!

The honest truth is: it doesn't cost almost $16,000 to sell a house in 2021.

Homes are selling faster than ever before, and for more money too, all while today's home Buyer (not the agents) control the process thanks to things like Zillow and Realtor.com. You see, we are not a "cheap" service, we think the 1% is fair. We are doing all the same things the 6% agent does so if you'd like to pay us more, we won't say no.

No. While a traditional listing agreement is for 6% and the broker will "co-op" offering 3% to a Buyers agent, our listing agreement is truly for 1% and there is a fill-in-the-blank spot for you to choose how much to pay the Buyers agent. Some clients do offer 3% and others do not. We can discuss the pros and cons of both approaches in greater detail with you.
