No. While a traditional listing agreement is for 6% and the broker will "co-op" offering 3% to a Buyers agent, our listing agreement is truly for 1% and there is a fill-in-the-blank spot for you to choose how much to pay the Buyers agent. Some clients do offer 3% and others do not. We can discuss the pros and cons of both approaches in greater detail with you.
No! Actually we do everything you'd expect, and more, all for the same low rate: 1. We market your property across all major listing websites and the MLS; 2. We give you a dedicated Realtor right through closing with all the advice and assistance you'd expect; 3. Our partners and technology allows you to manage your listing and view all showings/feedback online 24/7; 4. Professional photographs, secure lockbox and real estate signage all built into the 1% commission. We also hold Open Houses, handle social media marketing and have dedicated buyer Realtors® to insure no conflict of interest when representing you and your interests., Zillow, and every real estate brokerage out there all have a website where you can search listings for sale — but where do those listings come from? They all come from the MLS. While some websites update once or twice a day, they are all feeding off of the Realtor® MLS database. We find homes first by going directly to the source: The MLS. By giving you access to your own MLS portal, you can view listings in real time and get push notifications the instant a new listing becomes available. These notifications can be hours or even days before the other websites pick them up! This "headstart" is crucial in a competitive market, like Central Ohio.
Generally, you need decent credit (580 score or higher, although, FHA has no minimum required score), steady employment, and 3% for a downpayment.
