How can you charge so much less than someone else?

(1.) By leveraging technology that simply didn’t exsist back in the 1960s when the 6 percent co-op sales model for Realtors® was developed. eSignature, digital marketing, and so much more has changed recently allowing for agents to do more with less effort.

(2.) With our experience we are incredibly agile and efficent. That allows us to get more done, in less time. When we figure our hourly rate for a 1 percent commission, with all the time invested on average, we make nearly $350/hour at 1 percent. We are happy with that living and feel that is fair.

(3.) Sales Prices have increased to the point where our average in 2020 is more than 3x higher our average when we charged 3 percent to list during the late 1990s and ealy 2000s. Said another way, we are making more money at 1 percent on average than we used to make at 3 percent, due to rising prices

What all do you do for 1 percent?

We do everything that any other broker would do to sell your property. Professional photos, signs, lockboxes, social media ads, youtube video ads, manage and schedule all the showing appointments, open houses, collect the feedback, negotatie the offers, run bidding wars, manage inspections/appraisals, coordinate closing/title work, and everything in-between. If there is something another agent is doing that we are not, let us know and we will do it too.

Do I have to pay the Buyers agent 3 percent?

No, you’re not stuck paying 3 percent to a Buyer broker at our company. In fact, you can offer to pay the Buyers broker whatever amount you want. Buyer brokers should never put their own interests ahead of their clients but the truth is: the more you pay to a Buyer broker the less pushback you will get from them on making a sale.

Contrary tom popular belief, according to NAR Article 16, real estate commissions are infact negotiable. Despite this fact, most listing brokers will still require you to pay a Buyers broker 3 percent by default in their listing contract. We feel it is the Sellers right to choose what they pay. While some of our clients do offer 3 percent, many are offering 2 percent Buyer agent fees, and some are even offering 1 percent if they feel they are in a hot area and price-point that’s in high demand.

0 percent Buyer fees are possible, too. 0 percent happens when there is no Buyer agent involved in the deal.

Will we be on Zillow and REALTOR.com?

Yes. You’ll be on Zillow, REALTOR.com, the Columbus & Dayton REALTOR® MLS, Trulia, Keller Williams, eXp, RE/MAX, Century 21, and thousands of other real estate websites. Your listing will be everywhere, including Facebook, Youtube, Instagram and LinkedIn.

Do I have to pay extra for photos or other services?

No. The cost of professional photos, professional showing management, social media ads, signs, lockboxes, etc. are all built into the 1% commission rate.

Are there any hidden or additional charges?

There are no hidden fees or “up sell” packages or extra charges.

Do I have to do paperwork for closing?

No. We have partnered with America’s 2nd largest nation-wide title company to accomodate closings acorss the country and across the globe. They will handle everything from searching the title to preparing the deed & facilitating the closing. You don’t have to do a thing. If you prefer to work with another title company of your own choosing, that is perfectly fine and we can accomodate whichever title company you want to work with.
